What Does It Actually Cost to Build or Renovate in Ahmedabad?

In 15 years of designing homes and offices across Ahmedabad, the first question every client asks me is: “Sir, roughly kitna lagse?”
Fair question. And I want to answer it properly.
Most cost guides you find online throw out a range like ₹1,000 to ₹5,000 per sq. ft. and call it a breakdown. That tells you nothing useful. So I am going to share what projects actually cost when they come through our firm, based on real numbers from real projects.
One thing to be clear about from the start: land is not included in any of the figures below. Land is a separate purchase. Everything here is design and construction cost only.
I have worked on over 50 projects as one of the best architects in Ahmedabad, ranging from a 3,000 sq.ft. compact home in Sarkhej to a 4-lakh sq.ft. urban development. Here is what I know.
1.Interior Design Projects: What Does It Cost?
At our firm, interior design projects start from ₹40 lakh. That is the floor. It reflects the level of thinking, material quality, and on-site execution we put into every project we take on.
What does ₹40 lakh get you? That depends on the size of your home. The minimum applies to the smallest projects. As the size goes up, so does the total cost. Here is how it works out:

These are starting numbers. The actual cost for your project moves based on finish level, how much custom work is involved, and the materials you choose. Here is a simple way to think about it:

“I get calls from homeowners who have set aside ₹10–15 lakh for interiors and want a full bungalow done. That budget will get you basic finishing work. It will not get you design. If you want a space that is genuinely well-thought-out and built to last, the investment has to match that goal.”
2.Architecture Design Projects: What Does It Cost?
Architecture projects at our firm start from ₹2 crore. This is for the full scope: architectural design, structure, facade, space planning, working drawings, site supervision, and coordination from start to finish.
Again, land is not included. This is the cost of what we design and build on your land.
The ₹2 crore minimum applies to the smallest projects we take on. Larger projects cost more. Here is how the numbers look across common bungalow sizes:

The per sq.ft. rate decreases slightly as size increases. Larger projects benefit from better economies of scale on materials and labour. But the total project investment goes up, because you are building more.
Premium architecture with high-end finishes, imported materials, and complex structural work pushes these numbers higher. The rates above are starting points for well-executed, professionally managed projects.

3.What Actually Shapes the Final Cost?
Whether it is an interior project or a full architecture build, five things determine where your project lands on the cost scale.
1. Size
Bigger space, higher total cost. On larger projects the per sq.ft. rate can be slightly lower, but the total investment is still higher. There is no way around this.
2. Material Choices
This is the single biggest variable. The gap between standard and premium materials can easily double your budget. Imported marble, custom joinery, high-end sanitary ware, branded hardware, specialty glass, textured wall finishes. Each one adds up.
3. Structural Requirements
Ahmedabad is in Seismic Zone 4. Earthquake-resistant structural design is a legal requirement under AMC and AUDA regulations. It adds cost. Double-height spaces, cantilevers, and complex facades add to it further. This is not a place to look for savings.
4. Approvals and Permissions
AMC and AUDA approval fees range from ₹50,000 to ₹3 lakh, depending on project size and location. This is a separate cost from design and construction. It needs to be in your budget before the first drawing is made.
5. When You Start
Construction during Ahmedabad’s monsoon, from June to September, costs more in delays, rework, and material disruptions. The best time to break ground is post-Diwali or between February and April. Projects that start at the right time generally finish faster and closer to the original budget.
One rule I apply to every project
Set aside 15% of your total budget as a contingency before you commit to anything. Not after something comes up. Before. In 15 years and over 50+ projects, I have never seen one where that buffer was not needed at some point.
4.Office Interior Design: What Does It Cost in Ahmedabad?
Office projects follow the same starting minimum as residential interiors: ₹40 lakh and above. The cost drivers are different though. Open-plan layouts are more efficient. Private cabins, acoustic panels, branded reception areas, and custom joinery all push the number up.

5.How to Think About Your Budget Before You Start
Three things I tell every client before we begin:
- Keep land and construction as two separate budgets. Mixing them up is the most common cause of confusion in the early planning stage. Know your land cost, then plan design and construction separately.
- Choose your finish level before you decide anything else. Material quality shapes your cost more than layout or size. Make this decision early.
- Put 15% contingency in the budget as a fixed number from day one. Not as a vague buffer in your head. As an actual line item in your spreadsheet.
Bring your architect in before you fix the budget, not after. The clients who have the smoothest projects are the ones who do this.
